Why You Need to Sign a Building Inspection Agreement

Before I can carry out any visual building inspection in Tasmania, it’s a legal requirement that you complete and sign an inspection agreement. This digital form clearly outlines what is—and isn’t—covered in the inspection, and helps set clear expectations for both of us.

Whether you’re buying a home, investment property, or commercial building, this agreement protects you and ensures I can carry out the inspection within a defined legal framework. It also helps prevent misunderstandings and ensures we’re both on the same page from the outset.

What the Agreement Covers

The agreement details the scope and limitations of the inspection, so you know exactly what to expect. It gives you peace of mind, and it gives me the authority to proceed confidently—knowing you’ve reviewed and understood the terms of service before inspection day.

What Happens After You Sign the Agreement

Once your Hobart Building Inspection Agreement is received, you’ll receive both an on-screen and email confirmation of your booking. I will then liaise directly with your real-estate agent to arrange property access. In most cases, inspections are carried out within 24–48 hours, depending on the agent’s availability. Reports are typically completed within 24 hours of the inspection, and same-day reports can often be provided on request.

Legal and Insurance Compliance

Signing the inspection agreement ensures compliance with Australian Standard AS 4349.1–2007 and protects both parties under Tasmanian consumer law. It also activates my professional indemnity and public liability insurance, which can only apply once a signed agreement is in place. This is an essential step that reputable inspectors always follow.

Why Independent Inspections Matter

Unlike inspections organised by real-estate agents, my inspections are completely independent. That means my only obligation is to you—the buyer or property owner—not the selling agent. The inspection agreement reinforces that independence by setting clear boundaries and outlining exactly what’s included in your report.

What Happens After Your Report Is Delivered

Once your Hobart Building Inspection Report has been delivered, I remain available to discuss any findings in plain English. Each report includes full-width A4 photos alongside detailed commentary, making it easy to see exactly what was inspected, what defects were identified, and the overall condition of the property. If you have questions about specific items or need guidance on which repairs to prioritise, I’m happy to walk you through each section of the report. My goal is to ensure you have a clear understanding before finalising your purchase. Many clients also share the report with their Licensed Builder or conveyancer for follow-up, and I can coordinate directly with them if needed.
